Autopay Overview (Landlords & Tenants)

Autopay Overview
DepositLink Autopay is a new feature allowing landlords to collect automated recurring rent payments securely from their tenants monthly.
Landlords can set up Autopay for any of the properties for which they have accepted a previous payment via the account dashboard. Landlords can also create one-time payment requests.
The pilot is limited to setting up Autopay on existing properties for which you have received payments. Landlords will not be able to create new properties.
If a new property needs to be added, you will need to work with your agent to set up a rental payment request using the new property address.
All payments are processed via Standard ACH, which typically clears in 3-4 business days.
There are no costs associated with Autopay for landlords. However, tenants are subject to a lower transaction fee of $5 per payment, per month.
Other Benefits
- Payment History: Landlords can view a full payment history for each tenant enrolled in autopay.
- Monthly Notifications: Both landlord and tenant receive an email when a payment is pending.
- Expiration Notices: Both parties are notified 30 days before an autopay schedule expires. Autopay periods can be extended
Managing Autopay for Landlords
Setting Up Autopay
To set up Autopay: Navigate to the Account Dashboard to locate the Rent Management tool
- Step 1: Select a property
- Step 2: Select an existing tenant or add a new tenant
- Step 3: Enter the monthly recurring amount
- Step 4: Enter Payment Destination: choose an existing bank account or connect a new account
- Step 5: Set the Monthly Payment Due Date

Step 6: Review and confirm, click Request Monthly Rent
Once the request is sent, the tenant receives an email notification prompting them to complete the setup.
Updating your Bank Account for Autopay
To update the bank account to receive payments from AutoPay:
- Step 1: Navigate to the Account Dashboard to locate the Rent Management tool, click the three-dots (...) to open the menu
- Step 2: Click Manage Autopay
- Step 3: Click Edit next to the bank account used
- Step 4: Connect a bank account by choosing to use an existing bank account or connect a new account

Setting Up Autopay
To set up Autopay:
- Step 1: Navigate to the Account Dashboard, click Set Up Autopay
- Step 2: Select start and end dates
- Step 3: Verify their identity and agree to the terms
- Step 4: Connect a bank account by choosing to use an existing bank account or connect a new account

Step 5: Review and confirm, click Schedule Autopay
- Step 6: Agree to the confirmation modal by clicking I understand
Updating your Bank Account for Autopay
To update the bank account to be used for AutoPay payments:
- Step 1: Navigate to the Account Dashboard, click the three-dots (...) to open the menu
- Step 2: Click Manage Autopay
- Step 3: Click Edit next to the bank account used
- Step 4: Connect a bank account by choosing to use an existing bank account or connect a new account

Updating your upcoming payment date for Autopay
To update the AutoPay upcoming payment date:
- Step 1: Navigate to the Account Dashboard, click Change Date
- Step 2: Select a new date, click Update Payment Date

Step 3: Decide if you want to update all future payments, and click Save Preference
To change a payment due date, Autopay must be canceled, and a new request will need to be created by your landlord.
Updating your recurring payment date for Autopay
To update Autopay recurrence date:
- Step 1: Navigate to the Account Dashboard, click the three-dots (...) to open the menu
- Step 2: Click Manage Autopay
- Step 3: Click Edit Dates
- Step 4: Select new Day of Recurrence

Step 5: Click Continue
Updating your payment end date for Autopay
To update Autopay end date:
- Step 1: Navigate to the Account Dashboard, click the three-dots (...) to open the menu
- Step 2: Click Manage Autopay
- Step 3: Click Edit Dates
- Step 4: Select new Rent End Date

Step 5: Click Continue
Cancelling Autopay for Landlord & Tenants
Either party may cancel autopay at any time; both parties receive an email confirmation when cancellation occurs.
To cancel AutoPay:- Step 1: Navigate to the Account Dashboard, click the three-dots (...) to open the menu
- Step 2: Click Manage Autopay
- Step 3: Click Cancel Autopay
- Step 4: Agree to the confirmation modal by clicking I understand
If a recurring payment fails, both parties are notified, and autopay is automatically canceled.
